Challenges
A care home in Scotland, consisting of 30 fully equipped apartments, serves as a residential facility for the elderly including rooms, baths, living rooms, kitchens, along with administrative offices and common areas. The building required a centralized system for monitoring and controlling indoor temperatures on a room-by-room basis, as the lack of individual control led to high energy costs.
The key inefficiency came from heating the rooms equally, even when unoccupied. Radiator temperatures were manually adjusted, often leading to overheating, and there was no mechanism to automatically stop heating when windows were open, causing further energy waste. Additionally, the lack of real-time data made it challenging to optimize temperature settings based on residents’ needs.
Seeking a cost-effective solution, the building management wanted to improve energy efficiency without undergoing extensive renovations that would impact daily operations.
Solution
To reduce energy costs while maintaining a comfortable indoor climate for residents, the Scottish care home implemented a smart building solution. They installed 150 Vicki LoRaWAN® Smart Radiator Thermostats and 150 MClimate Open/Close Sensors for the doors and windows, which were integrated with the Sontay SORA hub and transmitted data to the BMS via a BACnet gateway. This enabled the building management team to monitor room temperatures and humidity in real-time and set heating schedules based on occupancy, optimizing heating efficiency and achieving up to 30% cost savings in the first heating season.
The installation process was quick, within 24 hours, requiring only a single type of radiator adapter to ensure a precise fit. Additionally, 150 Open/Close Sensors were placed on doors and windows to detect openings and automatically adjust heating accordingly. Both the valves and the sensors offer up to 10 years of battery life—the longest available on the market—and operate on an open protocol, ensuring no vendor lock-in and seamless integration with any building management system or IoT platform including the one in the care home.
The MClimate and Sontay building solutions provided the facility managers with access to both historical and real-time data, enabling better analysis and control of indoor temperatures to enhance energy efficiency and optimize building operations.
